There are a myriad of local rules and practices associated with sheriff’s sales. The following is information we compiled for a recent presentation entitled “Everything You Wanted to Know About Sheriff’s Sales and Tax Sales But Were Afraid to Ask” for the Commercial Real Estate Women’s Network of the Lehigh Valley.
Sheriff’s sales are the most common real estate sales conducted monthly by sheriffs in each of the sixty-seven counties in Pennsylvania. Most of these sales consist of properties sold for mortgage and judgment defaults. The process for a sheriff’s sale is generally set forth in the Pennsylvania Rules of Civil Procedure, sections 3101 through 3159. Listings of these properties are available by contacting the county sheriff’s office or by visiting the county website.
